Top Tips when Renting
- Contact as many Estate Agents as you can to give yourself the best possible chance of finding your new home.
- Check out the local transport links in the area, and try to use them during busy periods to plan potential journey times.
- Look into the proximity of local shops, amenities and public facilities in the area.
- Council tax rates vary dramatically in different parts of the country, so do your homework!
- Car parking can be a major problem, and permit charges are common in many residential areas.
- Try to view the property during the day and in the evening to get a complete feel for the area.
- Estate Agents have different charging structures, so make sure you are fully aware of these.
- When you have found your property, carefully check the tenancy agreement for any special clauses. It is important to establish what is included in the rent in terms of maintenance and up keep. It is always good to ask someone independent to check over the tenancy agreement - The Citizens Advice Bureau, Housing Advice Centres or a solicitor would all be helpful.
- Make sure you do an independent inventory check of all the items being provided by the landlord and note down the conditions of each. By informing the landlord of faulty items in advance, you will be able to protect yourself from any potential claims made against your initial deposit.
- Check all windows open and close, informing the landlord immediately of any problems.
- Landlords should by law carry out gas appliance checks by CORGI registered engineers, once every 12 months. You should be given a copy of this record.
- Make sure smoke alarms are fitted and are in working order.
- Plan potential fire escape routes and keep these routes clear.
